In June 2016, Boffa Miskell Tauranga approached Bubble Interiors to look at the space-planning of their existing office premises. They wanted to open up the middle of the tenancy - to create more connection with, and allow more natural light to, the internal reception.
In discussing further how the space was used, it became apparent that perhaps there were some bigger issues that needed addressing around whether the office was supporting the business in functional workstyles and team interactions; and it was decided that the best approach would be to engage with all the Tauranga staff to get their input on how the offices were working for them, and how they might be improved.
And so Bubble were engaged to facilitate a Strategic Briefing process… An online survey was sent out to all staff to understand the feeling re the current workplace environment; to identify any inefficiencies; and to gauge the performance and allocation of the workspaces, meeting spaces and support facilities. To follow up, we facilitated an interactive workshop session with all the Tauranga staff to further explore the Boffa Miskell brand, values and culture, to discuss ideas around different workstyles and work settings, and to gain feedback on different aesthetic directions.
Staff feedback was that while the general look and feel of their current office wasn’t bad, they didn’t think it necessarily aligned with the Boffa Miskell Brand, nor did it support the culture of the Tauranga staff and their desired ways of working.
They all felt the team were actually pretty non-hierarchical and informal, and contrary to their current layout with separate team workspaces and lots of enclosed offices, they liked the idea of an open, interactive office that enabled increased understanding across the business and gave opportunities for staff learning from other’s conversations.
They also liked the idea of clients being able to see and experience this open culture with a visual connection from reception to an open workspace.
There was call for a variety of work settings where they could move around and choose different locations/settings based on the tasks they were performing or the mood they were in.
They were also desperate for meeting spaces with natural light (which their current meeting rooms didn‘t have at all) but also more open, informal meeting spaces.
A pretty clear aesthetic direction emerged - with a preference for clean, light-filled spaces, natural materiality including timber and the integration of greenery/indoor planting.
And so with a very clear brief, Bubble Interiors got to work on the design!
Initially the intention was to undertake the full refurbishment of their existing tenancy… demolishing most of the existing walls to create a much more open space to meet the team’s collective design brief.
But in looking at new layout options, it became apparent that even after opening the space up, there still wasn’t a lot of natural light given the limited perimeter glazing.
So, in order to make an informed decision as to whether they should be re-signing their current lease, and whether that tenancy would continue to meet the business’ needs, it was decided that we would go through the process of exploring what other office tenancies of a similar size were available in Tauranga’s CBD, and how they compared.
And that is how Boffa ended up on Level 5 of 35 Grey Street!
When we first saw this space - with the views, and the amount of natural light it offered - there was no going back…
So Bubble Interiors re-planned the design to suit the new tenancy, prepared all the design documentation, managed the building consent process, and then went on to co-ordinate a tender process for the fit-out work.
The build contract was awarded to Gartshore Construction, and despite Base Build not being finished when they started, they delivered the fit-out in 7 weeks, and in August 2018, Boffa Miskell moved into their stunning new workspace in Downtown Tauranga.
The fit-out includes feature lighting by Tauranga’s Maker Design Studio and feature lounge pieces from NZ’s FleTcheR Design, while all the workspace, meeting and cafe furniture was supplied and installed by local company Modern Office.
Having outgrown the prefab house they were previously working in, the franchise owners undertook to convert an adjacent old warehouse to create statement new office premises; but to also provide a multi-purpose public space that locals could use as a gallery, yoga/pilates studio, board/conference room and more…
Bubble Interiors took care of the space planning, all finishes and furniture selections, and detailing of all the custom cabinetry and stunning feature wall panelling for this amazing conversion.

In 2016 Seeka purchased the iconic Kiwi 360 building outside of Te Puke, and undertook a full refurbishment to convert it for use as their new head office.
While Page Henderson Architects took care of the base build, Bubble Interiors were engaged to design of all the cabinetry, including reception counter and staff kitchen, finalise all the furniture layouts and selections, plus specify all the finishes throughout.

Occupying dated premises that hadn't been touched in 20 years, Michael Stemmer Law wanted to create a fresh, contemporary new look...
Looking to move their office into a larger adjacent tenancy, Property Managers Group engaged Bubble Interiors to explore the best way to space plan the long narrow space, and to establish a clear aesthetic direction.
Once our concept was signed off we specified all the finishes throughout, and detailed the feature acoustic ceiling, the new solid oak and granite reception counter, and stunning black staff kitchen.
A new retail offering in The Lakes residential development saw the sales office relocating from it's original prefab into a brand new retail tenancy. So that they could get on with selling property, Bubble Interiors managed the full design and building consent process, and project managed the installation of all new furniture and promotional artwork for the new premise.
2016 saw Papamoa Plaza extending their offering with a new foodcourt. Bubble Interiors were engaged by existing tenants Sushi Time to relocate them from their dated kiosk to a prominent corner foodcourt tenancy, and at the same time re-brand them as Smile Sushi :)
We managed the mall's design approval process, prepared all the drawings and co-ordinated services consultants for building consent, and tendered the building and relocation works to get the client the best price for their new fit-out.
One of the first to sign up for Papamoa Plaza's brand new foodcourt, Zad Kebabs wanted to create something totally different from their existing premise in Hamilton for their new tenancy in the Bay.
Bubble Interiors managed the whole process for the client - from concept design, managing the mall's approval process, preparing all the drawings and co-ordinating services consultants for building consent, tendering the fit-out works, arranging signage, and procuring feature lighting and the stunning tiles for the kiosk frontage.
Hot Woks also took the leap to open in Papamoa Plaza's brand new foodcourt extension. They engaged Bubble Interiors to sort the building consent and the mall's design approval process; and to co-ordinate fresh new graphics by Design Juice.
Already owning a very busy pharmacy in Mt Maunganui, our client took the opportunity to open a second store in stage 1 of the ongoing Tauranga Crossing retail development in Tauriko.
Bubble Interiors managed the design approval process with the developers' Auckland architects, the consent application, and tendered the fit-out work, all while our client got on with the day-to day running of her other store.
And she's thrilled with the result which very much met her brief of a simple, light and airy space with wow factor.
Having designed these clients' first store (Sushi Time Bethlehem), we were engaged again to help them move into larger premises at Bethlehem Town Centre, and open a second branch in new development Tauranga Crossing, while rebranding as Hello Sushi.
With their Papamoa office occupying a dated converted relocatable house, Ray White wanted to refurbish this branch too to keep it in line with their new Mount Maunganui premises.
They wanted it to feel similar to the Mount branch but with a more coastal/beachy vibe.
Relocating into new premises downtown, Mount Professionals engaged Bubble Interiors to help with finishes and furniture selections.
BOP Clinical School were running out of space in their Tauranga Hospital Campus accommodation, so made the call to move their Clinical Trials Unit across the road into new office space at 850 Cameron.
Bubble Interiors were engaged to manage the consent application, detail all the required new joinery, and select all the new furniture and finishes.
Ingham Mora, a large well-established Tauranga Accountancy Firm, had expanded into adjacent tenancies in their Durham Street premises to accommodate their growing staff and felt it timely to face-lift their front-of-house areas.

November 2013 saw the long-awaited, complete re-fit of the Colliers International offices on Cameron Rd, Tauranga. What was previously a dark, divided, boxy space was transformed into a fun, open working environment.
